Cap Rate (Capitalization Rate)

A property's net operating income as a percentage of its price.

The capitalization rate is a property's annual net operating income divided by its price or value. It expresses the unleveraged yield of a real-estate investment.

A higher cap rate generally signals higher potential return (and often higher risk); investors use it to compare properties quickly.
